The Cabanas
A 2-bedroom cabana (600 sq ft) and a 1-bedroom cabana (400 sq ft), each finished to the same high standard and each capable of standing alone. Both are elevated 8 feet on concrete foundations.
Hardwood construction throughout, with double-paned aluminum windows, R-13 insulated walls and ceilings, mixed hardwood floors, and live-edge kitchen countertops. Each unit has its own mini-split AC, storage room, laundry hookup, water storage tank, pressure system, and electric hot water heater. Underneath: 500 sq ft of sheltered space for vehicles, boats, or a workshop.
The 2-bedroom opens onto a covered, screened veranda on two sides — room to live and entertain. The 1-bedroom works just as well as a guest cottage or income-producing rental.
Life on the River
Your 65-foot, 8-foot-wide dock rests on pressure-treated, saltwater-rated telephone poles. Above it, a 50-foot trellis with a 7-foot overhang provides shade, lighting, and outlets — the natural gathering spot as the river moves by.
The boat slip fits vessels up to 25 feet, sheltered by a 20x30, 15-foot boat house with an electric roll-up door. A 10,000-pound electric lift raises your boat 5 feet clear of the water when the river rises.
The Grounds
Over 125 truckloads of imported soil went into these grounds, and it shows: hundreds of varieties of fruit trees and flowering plants, fully established and maintained.
Fruit-bearing: 4 types of mango, 4 types of guava, cashew, 3 types of avocado, tamarind, 16 coconut palms, 50 pineapple plants, star fruit, citrus (navel, mandarin, blood orange, grapefruit, key lime, lemon), 4 types of plum, blackberries, mulberries, raspberries, passion fruit, soursop, breadfruit, moringa, mamey apple, wax apple, figs, açaí, cassava, vanilla.
Palms: fox palms, traveler's palms, Christmas palms.
Flowering: hundreds of birds of paradise, hundreds of ixora, 20 plumeria, 20 hibiscus, lilies, iris, bougainvillea, crepe myrtle.
This is a manicured, landscaped property with maintained pathways and established beds — a working garden, not a lot to clear.
Growing Infrastructure
A 50x20-foot, 8-foot-tall hardwood greenhouse with 170 linear feet of raised planter beds, shade and aphid screening, six zones each of misting and drip irrigation, two swamp coolers, and eight circulation fans.
Water is collected through six 2,500-liter cisterns and one 25,000-liter cistern, feeding the trees, the fountain, and daily needs. A 13x10-foot, 13-foot-tall three-tier fountain anchors the grounds. A 200 sq ft work shed holds landscaping equipment.
The property is enclosed by a 7-foot pressure-treated decorative fence with an electric gate, plus exterior lighting and video surveillance throughout.
